Magnet building refurbishment and extension, Brampton, Cumbria

The works comprised the design and construction of extensions to either side of an existing industrial unit to give a total floor area of over 3000m2, split over four units. The existing building had been shored (see picture) and the extension was carefully planned to ensure the integrity of the structure was maintained as the extensions were constructed.

The existing unit was to be adapted to receive the new extensions to either side and refurbished externally to match the extensions. Although the units were to be left as ‘shells’, the existing pre-cast concrete portal frame was thoroughly cleaned and the structure repaired as necessary.

The extensions were formed in steel portal frames on pad foundations with insulated cladding walls and roof and a dado in a facing brick to match the existing.

We were responsible for the satisfactory installation of new gas, water, electric and telecoms services including liaison with the service contractors.

The works also entailed the adoption of the drainage system and extensions and improvements to the service yard, paving and soft landscaping.

The contract included a number of client Provisional Sums – including safe roof access and lightening protection. We furnished the client with solutions for these for their approval. The expenditure of these sums was below budget.
