Marchfield Housing Development, Dumfries

Marchfield is a Greenfield urban expansion site extending to 100 ha on the outskirts of Dumfries. Story are Lead Developer and own land representing over 1000 plots.

Significant public open space is being provided within a development wide framework including the provision of local community facilities, a full-sized football pitch, teenage play area and multiple toddler play areas in addition to large areas of passive open space. The site is constrained by a number of factors including an existing Wildlife Reserve, over 8km of overhead electricity cables as well as extensive peat deposits and several other hurdles.

Following an initial site strip (1,000,000m3 of material moved in total), major earthworks were carried out to level the site to enable construction to begin. Story Construction are carrying out works to foundations, floor slabs, plot drainage and services, external works and the construction of estate roads and drainage.

Works also resolved the following issues:

  • protection of existing trees
  • Hydrological Assessment and Surface Water Drainage Strategy with extensive SUDs train provision
  • removal of overhead electricity cables
  • removal of deep peat deposits and ground remediation/engineering
  • comprehensive primary infrastructure provision
  • off-site water main (2000m);
  • off-site highway improvements through tariff arrangement (S75)

The main 2600m distribution road through the site is well under construction, as is the installation of large diameter surface water and foul main drainage through the site. An initial release of 45 units comprising a mixture of apartments to 6 bedroom detached houses is currently under construction.
